What are the current government incentives for renovating a home?

In Italy, government incentives to renovate a home vary depending on the time and policies in place. However, some of the most common incentives that may be available include:

Ecobonus: tax deduction of expenses incurred for renovation work aimed at energy efficiency, installation of photovoltaic systems and seismic risk reduction.
Sismabonus: tax deduction of expenses incurred for seismic risk reduction.
Bonus Facades: tax deduction of 90 percent of expenses incurred for renovation work on the exterior facades of buildings. Eligible interventions include facade cleaning and restoration, balcony resurfacing, and painting. The facade bonus is available for homes and commercial and industrial buildings.
To qualify for this incentive, you must meet certain requirements, such as the need to carry out work on facades that improves at least 25 percent of the building's overall surface area.
Furniture Bonus: tax deduction of expenses incurred for the purchase of furniture and large household appliances for home renovation.
Green Bonus: tax deduction of expenses incurred for landscaping.
Architectural Barrier Bonus: tax deduction of expenses incurred for the implementation of interventions to eliminate architectural barriers in order to make buildings accessible and usable by people with disabilities or the elderly. This incentive can be combined with other incentives, such as Ecobonus or Sismabonus.

Is expansion of an existing building always possible?

Not always. It depends on municipal regulations and the volumetric availability that the area allows. Also, minimum boundary distances must be respected, unless neighbors agree.

What is an amnesty?

An amnesty is a construction process that involves regularizing discrepancies built and not declared during construction. The amnesty involves the municipality, not the Land Registry, and involves the payment of an administrative penalty that varies depending on the extent of the abuse. Nonconformities cannot always be remedied. Finally, having the correct cadastral plans does not mean that the building is in compliance with the municipality.

What does authorized project mean?

The authorized project is the last project filed with the municipality through a building file. This document is the basis along with the building survey for any new building project.
